FAQ

EMI Calculator — Common Questions

Quick answers about rates, EMIs, processing fees and eligibility.

Every EMI on this page uses the standard reducing-balance formula used by all banks: EMI = P × r × (1+r)n / ((1+r)n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 1200) and n is the number of monthly instalments.

Each bank has its own rate card for each product. When you change the bank or the loan type, the calculator automatically loads that bank's indicative starting rate, maximum amount and maximum tenure. You can still move the rate slider to test a different rate offered to you.

A moratorium is a holiday period right after disbursement during which no EMI is payable. Interest still accrues on the outstanding amount and is added to your loan principal at the end of the moratorium, which increases your EMI slightly but eases early cash flow. The calculator shows the exact interest cost of the moratorium you select.

No. The processing fee is a one-time charge deducted at disbursal, so it is shown separately. The calculator adds it (with 18% GST, if you keep the checkbox on) to give you the total cost of the loan — EMI payments plus the one-time fee.

Yes — a longer tenure lowers your monthly EMI but increases the total interest you pay over the life of the loan. Use the amortization tab to see the trade-off, and the prepayment slider to see how a small extra payment can cut both your tenure and your interest bill.

Generally the public sector banks — SBI, Bank of Maharashtra, Union Bank, PNB, Bank of Baroda and Canara Bank — offer the lowest home loan rates (from ~8.25% p.a.). On personal and business loans, private banks and foreign banks like HDFC, ICICI, Standard Chartered and HSBC are often competitive for strong credit profiles. Use the Compare Banks tab to see the cheapest option for your exact loan amount and tenure.
